Rio Rico is a prime example of an area that was just starting to see some appreciation for the first time in over 10 years when the current slump in real estate occurred in many markets across the country. 

When a buyer is shopping for a home in any area they should ask to see some sales data for 2 to 3 years ago to get a clear picture of how inflated the prices being asked are.  By doing this they will also discover if the area they are shopping did not experience the artificial price inflations that many markets did.
